CertainTeed Fence Installation: The San Jose Owner’s Guide

CertainTeed fence installation in San Jose typically runs $4,130 – $10,620 for a full vinyl fence replacement, depending on linear footage, fence height, and whether you’re replacing a single failed section or the entire run. We stock CertainTeed-compatible Bufftech and EverNew post caps, rails, pickets, and post sleeves locally, and can usually match your existing profile without waiting on a special order. Most San Jose homeowners discover they need us the way you probably just did: a gate post cracked at the base after years of dry-season soil movement, or a picket shattered where the weed trimmer caught it one too many times. You’re not calling because you want a fence project. You’re calling because the fence that was supposed to be maintenance-free isn’t anymore, and you want it matched and done before the next windstorm turns one bad section into three.

Which CertainTeed Models This Applies To

A dining nook with a built-in banquette

CertainTeed has sold vinyl fence under two main product lines that show up constantly in San Jose neighborhoods: Bufftech (the older, widely installed line) and EverNew (the current residential line). They are not interchangeable. Bufftech profiles have a slightly narrower tongue-and-groove connection and a different post wall thickness than EverNew, which means a Bufftech picket will slide loosely or not at all into an EverNew rail. If you’re unsure which you have, flip open the post cap and look for a molded stamp on the inside of the post wall. Bufftech pieces carry a raised “Bufftech” stamp on the flat web between the screw bosses. EverNew posts have a smooth inside wall with a printed label sticker, not a molded stamp. This matters because installing the wrong line’s parts gives you a fence section that rattles in the wind and voids whatever remains of the CertainTeed warranty. We carry both lines in our San Jose warehouse, which saves you the 2-3 week lead time a special order would take.

One more compatibility note that catches people off guard: CertainTeed changed its post wall dimensions on EverNew privacy fence from a nominal 4×4 to a beefed-up 5×5 profile around 2016. If your fence predates that change, your old posts are skinnier than what’s on the shelf now. We shim the difference with a UV-stable composite sleeve rather than wrapping the post in tape, which is the shortcut we see from other installers and the reason a “fixed” post cracks again two years later. As an independent San Jose contractor, we’re not a CertainTeed dealer and not affiliated with the brand; we just install and repair a lot of it because it’s the most common vinyl fence in the South Bay.

Signs Your CertainTeed Fence Installation Is Failing

  • Post lean at the gate or corners. This almost always means the post’s concrete footing has cracked from soil expansion or the post itself is shearing at ground level. In San Jose’s clay-heavy soil, winter rain swells the ground and summer drought shrinks it. That yearly cycle is hard on vinyl posts set without a deep enough footing, and the gate post usually goes first because it carries the weight of the gate.
  • Pickets popping out of the bottom rail. The bottom rail channel stretches over time, especially on long runs with direct afternoon sun exposure. Once the channel opens up past the picket’s locking tab depth, pickets start slipping out every time the wind gusts or a kid bumps the fence. It’s repairable if caught early; if the rail itself is warped, the section needs replacing.
  • Cracks running vertically down a post corner. UV exposure and internal stress around the screw bosses do this over 10-15 years. A vertical crack in a vinyl post is not cosmetic. Water gets in, freezes rarely but cycles, and the post splits straight down the middle the next time a strong wind loads the fence.
  • Discoloration or chalky surface you can rub off with a thumb. That’s UV degradation of the capstock layer. The structural core is usually still sound, but the surface protection is gone, and those sections will get increasingly brittle. If the chalk disappears with a cleaning, you’ve bought yourself time. If it stays dull after cleaning, replacement is the real fix.
  • Sagging gate that drags on the ground on the latch side. The problem is rarely the hinges. Usually the post has rotated slightly in its footing, or the gate frame has pulled apart at the corner joints. Either way, shimming the hinge only works for a season.

Replacement Cost & What’s Included

A full CertainTeed vinyl fence installation in San Jose runs $4,130 – $10,620, with most single-family backyard enclosures landing between $5,500 and $8,000. A single failed section repair, like a cracked gate post or a run of broken pickets, is usually well under that range and depends on how many rails, pickets, and posts need to come out. Here’s how the numbers break down on this page’s range: $4,130 is roughly a shorter run (60-80 linear feet) of 4-foot EverNew fence with one gate, simple post locations, and easy digging. The top of the range is a longer run with 6-foot privacy panels, multiple gates, concrete removal, or postholes that hit rock or old footings and need extra labor. Every job here gets a written price before any work starts, and the number on that paper is the number on the invoice. We don’t do change orders unless you add scope. The workmanship is covered by our 365-Day Done Right Promise: if something we installed fails inside a year, we come back and fix it at no charge, in writing, on every job.

DIY or Call Us?

Vinyl fence is one of the safer fence types to work on, but the failure point that brings most San Jose homeowners to this page is the post and footing, and that’s exactly where DIY goes wrong. You can replace a single picket yourself if you have the exact profile and a rubber mallet. You can also reset a gate hinge if the screw holes are stripped and you use a larger stainless screw. What you shouldn’t do is dig out and reset a load-bearing post without knowing your property line setbacks, the frost depth (San Jose is shallow, around 12 inches, but footing diameter matters more here because of clay movement), and how to set the post so it doesn’t rotate under gate load. We’ve pulled out plenty of homeowner-set posts surrounded by half a bag of dry-mix concrete. A gate post that comes loose and swings on a kid or a dog is a different conversation than a crooked fence. If you’re unsure whether your section is a picket swap or a post rebuild, call (669) 274-2362 and describe what you’re seeing. Give me the real problem and I’ll give you the real number.
