CWS Fence Installation: The San Jose Owner’s Guide

CWS fence installation in San Jose typically costs between $4,130 and $10,620, installed, and most jobs take two to four days depending on linear footage and post set depth. We install CWS-compatible vinyl fencing panels and rail systems, and if you’re looking at a failed section, a leaning post, or a gate that no longer latches, we can usually get a crew out within the week. Most San Jose homeowners discover the failure the hard way: the gate drags across the concrete, a panel cracks along the top rail in the heat, or a post wobbles when the kids grab it. It usually starts small like that, then one good wind storm off the Santa Cruz mountains finishes the job.

Which CWS Models This Applies To

CWS produces a few distinct vinyl fence lines, and the installation details are not interchangeable between them. The two most common in San Jose backyards are the CWS Classic Series and the CWS Estate Series. The Classic Series uses a 1.5-inch post wall with a 2-inch top rail, while the Estate Series steps up to a 2-inch post wall and a wider top rail profile. The mounting brackets are different between the two, which matters when you’re replacing a single panel: an Estate rail will not seat into a Classic bracket without shimming, and that shimmed rail is exactly where cracks start. If you’re unsure which line you have, check the inside of the end post for a small embossed oval stamp near the base, or measure the rail width. For OEM CWS parts, lead time from the distributor is usually three to five business days. We also carry a quality aftermarket line that matches the Classic Series footprint almost exactly, and it’s often on the truck the same day.

We’re an independent San Jose contractor, not a CWS subsidiary, so we stock what actually breaks in this region and match the rest from the line you already have.

Signs Your CWS Fence Installation Is Failing

  • A post you can rock by hand. The post footer has separated from the concrete base, or the base itself was poured too shallow for San Jose’s expansive clay soil. During the wet-dry cycle of our winters, that clay heaves and cracks thin footers. What happens next: the post works itself free over two or three seasons, and the attached panels start torquing the rails.
  • A gate that scrapes the ground after noon. The gate post has pulled inward from panel weight. This is a hinge-load problem, usually from installing gate hardware with screws instead of through-bolted mounting plates on a post set less than 30 inches deep. What happens next: the post snaps at the base, usually during a dry summer when the vinyl is brittle.
  • Cracked top rail, almost always in one or two spots. Sun-heat expansion. Vinyl fence rails expand and contract daily, and if the original installer butted the rails tight against the post instead of leaving an expansion gap, the rail eventually buckles or splits. What happens next: water gets in, then overnight freezes widen the crack until the rail lets go.
  • Brown stains running down from the post caps. This is drainage, not dirt. Water pools inside the post and leaches out at the cap seam. It’s cosmetic early, but it tells you the post base has no weep hole and the interior is holding moisture. What happens next: the post wall softens at the base over a few rainy seasons and cracks under a lateral shove.
  • A panel that rattles in the wind. The rail locking tab has worn or the panel was never snapped in correctly. Most contractors push panels until they “feel set,” but CWS panels actually have an audible click when the tab seats. Skipped clicks mean a loose panel. What happens next: one heavy gust catches the panel like a sail and pulls the neighboring post off plumb.

Replacement Cost & What’s Included

A remodeled laundry and mudroom with a bench, cubbies and painted cabinets

For a typical San Jose yard, a full CWS fence installation runs $4,130 to $10,620 installed. That includes removing and hauling the old fence, setting new posts in concrete at a 30 to 36 inch depth (code and soil dependent), re-hanging the gate, and all rail, panel, bracket, and hardware costs. The big drivers are linear footage, the post set method, and whether the old fence shares a property line with a neighbor. A single failed panel replacement is a small, express job, usually a few hundred dollars in parts and half a day of labor. Here’s the line-item picture for a 60-foot run:

  • Vinyl panels and rails: $1,900 – $4,400
  • Posts and concrete: $850 – $1,900
  • Post caps and brackets: $190 – $520
  • Gate hardware and re-hang: $350 – $950
  • Removal, haul-off, and site prep: $700 – $1,650
  • Labor: $1,140 – $2,200

Every CWS fence installation we do in San Jose includes a written line-item price before any digging starts, plus our 365-Day Done Right Promise. If a post shifts, a rail cracks, or a gate goes out of alignment inside that first year, we come back and fix it at no charge. That’s in writing, on every job.

DIY or Call Us?

Fence work is one of the safer exterior projects, but where homeowners usually get hurt is not the panel work. It’s the removal. Old vinyl posts pull out with concrete surcharges at the base that can weigh 80 pounds or more, and a post hole that seems stable will sometimes collapse mid-shift. And even if you get everything in the ground safely, the San Jose soil is the wild card: our clay expands and contracts aggressively with the seasons, and a post set at 18 inches deep will heave out within two years. You can absolutely check your own post depth with a $15 soil probe from any hardware store, and you can inspect rail ends for expansion clearance. What you shouldn’t do is try to pull and reset a failed post by hand. We’ve fixed several DIY fence resets where the post leaned again in eight months because the hole was too shallow and the concrete pour was done dry. If you want us to look at it, call (669) 274-2362 and we’ll give you a written number before we touch anything.
