Mr-Glass Home Additions & ADU: The San Jose Owner’s Guide
If you have a Mr-Glass home addition or ADU and a component has failed, we can match the part, price it honestly, and install it correctly. Typical replacement parts and labor for Mr-Glass home additions and ADUs in San Jose run between $53,100 and $153,400 depending on the scope, though individual component replacements like doors, windows, or finish materials fall much lower. Most owners discover a problem the same way: a door that no longer seals, a window that fogs between panes, or finish materials that have begun to separate after a few hot San Jose summers and damp winters.
We’re an independent remodeling contractor in San Jose. We’re not affiliated with Mr-Glass, but we work on their products regularly because so many home additions and ADUs in this area were built with their glazing and enclosure systems. If you’re not sure whether your part is Mr-Glass or a lookalike, call (669) 274-2362 and describe what you’re seeing. We’ll tell you what we think before we ever schedule a visit.
Which Mr-Glass Models This Applies To

Mr-Glass has produced several lines of glass enclosure and glazing systems over the years, and the part you need depends on which line your addition or ADU was built with. The most common series we see in San Jose are their framed and semi-frameless enclosure systems, their fixed-panel window walls, and their sliding door assemblies. Each series has different glass thickness specs: most residential Mr-Glass panels measure either 3/8-inch or 1/2-inch tempered glass, and the hardware that fits one thickness will not fit the other. That’s the single biggest compatibility gotcha we run into, and it’s the reason a part ordered sight-unseen often arrives wrong.
To identify your part, look for a small etched mark in the corner of the glass panel. Mr-Glass panels carry a tempered-glass certification stamp along with a date code. The date code tells us which hardware generation you have. Pre-2012 hardware used a different roller profile than the current line, and the two do not interchange. If the stamp has worn away or you can’t find it, measure the glass thickness and the width of the track channel. Those two numbers get us to the right part about nine times out of ten.
On the OEM-versus-aftermarket question: for structural hardware like rollers, hinges, and lock sets, we recommend the Mr-Glass OEM part. These components are engineered to work with the specific weight and balance of their panels, and an aftermarket roller that’s off by a millimeter will cause the door to drag or jump the track. For finish components like handles, seals, and weather stripping, quality aftermarket equivalents from suppliers like CRL or Gordon Glass work fine and can save you 20 to 40 percent. We’ll give you both options with honest numbers attached before anything is ordered.

Signs Your Mr-Glass Home Additions & ADU Is Failing
- Door drags or scrapes along the track. This usually means a roller has worn flat or the track has settled out of level. Left alone, the door gets harder to move until the roller assembly breaks entirely and the panel drops.
- Condensation or fog between glass panes. The insulated glass unit seal has failed. In San Jose’s temperature swings, a failed seal lets moisture in permanently. The glass will need replacement; the frame can usually stay.
- Handle or lock feels loose or no longer latches. The internal lock mechanism has a finite cycle count, and on a heavily used ADU door, that count gets reached fast. This is the most common Mr-Glass hardware failure we replace, and it’s usually a same-visit fix if we have the part on hand.
- Visible water staining at the bottom track or sill. Water is getting past the weather stripping or the weep holes are clogged. Over time, this rots the subfloor under the sill. We’ve pulled apart Mr-Glass enclosures in San Jose where the sill looked fine on the surface and the framing underneath had turned to mush.
- Glass panel feels loose in its frame. The setting block or gasket has compressed or shifted. A loose panel can shatter if it catches wind during a Santa Ana event, so this one is worth addressing sooner rather than later.
Replacement Cost & What’s Included

For San Jose homeowners, the installed price to replace a Mr-Glass component depends on what failed and how accessible it is. A single door roller and track adjustment typically runs $295 to $825. A full glass panel replacement, including tempered glass matched to your existing hardware, runs $945 to $2,950. A complete hardware rebuild for a heavily used sliding door, including new rollers, lock, and seals, lands between $1,180 and $3,540. Full home additions and ADU builds with Mr-Glass systems run $53,100 to $153,400.
What drives the range on a panel replacement is glass thickness, whether the panel is clear or low-E coated, and whether the existing frame is still square enough to accept new glass. If the frame has shifted, we’ll tell you before we order anything. Every quote from us includes the part, the labor, and the written warranty in one number. You’ll know the total before we order a single piece of glass.

There are a few things you can safely check on your own. Clean the track. Clear the weep holes. Tighten any visible screws on the handle and lock faceplate. If the door still drags, rattles, or fogs, stop there. The rest of this work involves tempered glass panels that weigh 80 pounds or more and high-tension hardware that can release suddenly when the panel is unweighted. We’ve seen a careless DIY roller swap turn a $300 fix into a $2,500 full-panel replacement because the glass hit the tile floor.
If you’re comfortable with a screwdriver and a flashlight, check what you can. If the problem is structural, hard-to-reach, or involves the glass itself, call (669) 274-2362. We’ll give you a straight answer about what needs replacing and what can be adjusted. Give me the real problem and I’ll give you the real number.
FAQs

In San Jose’s climate, a well-installed Mr-Glass system will last 15 to 25 years before the hardware needs meaningful replacement, though seals and rollers typically need attention every 7 to 10 years. Coastal-adjacent areas like Alviso see faster corrosion on hardware due to salt air. Call (669) 274-2362 and we can tell you if what you’re seeing is normal wear or something more urgent.
Some parts can. Rollers can sometimes be cleaned and re-lubricated, and handle sets can often be rebuilt with a new spring and pawl instead of a full replacement. Glass itself cannot be repaired; a failed seal or a crack means new glass. We’ll never sell you a replacement when a repair will honestly do the job.
A roller or hardware replacement takes 45 minutes to two hours on site. A glass panel replacement takes one to two weeks because the panel has to be cut and tempered to match your frame dimensions exactly. The physical install for a panel is usually a half-day.
We stock the most common Mr-Glass rollers, lock sets, and seals for the hardware generations we see most in San Jose. Odd-size glass panels are ordered per job because glass thickness, tint, and low-E coating have to match what’s already in your enclosure. We also work with KraftMaid, Cambria, and Silestone products on the finish side of the projects we handle, so if your enclosure work exposes something else that needs attention, we can help with that too. Call (669) 274-2362 and we’ll check what we have on the truck for your model.
