Therma-Tru Roofing: The San Jose Owner’s Guide

Therma-Tru roofing replacement in San Jose typically runs $470 – $2,125 for repairs and $9,440 – $23,600 for a full roof replacement, depending on roof size, pitch, and the roofing system involved. We stock Therma-Tru-compatible roofing parts on our trucks and can usually match your existing door, window, or trim component the day we come out. Most San Jose homeowners discover a problem the same way: a door that suddenly sticks or drags, water staining on an interior wall, or a visible gap where the Therma-Tru weather seal has pulled away from the frame.

Therma-Tru built its name on fiberglass entry doors and the integrated frame systems around them. What people don’t always realize is that the roofing-adjacent components we get called about most often in San Jose are not shingles at all. They are the door thresholds, door sweeps, weatherstripping channels, and corner seal pads on Therma-Tru door units that sit under covered entries, porte-cochères, and awning roofs. A failed threshold pad or door bottom lets rainwater sheet off a roof edge and travel straight under the door, into the subfloor. We see it in Willow Glen, Cambrian, and Rose Garden homes constantly, because those older ranch and craftsman houses have shallow roof overhangs. The roofing system funnels water right to the door. If the Therma-Tru seal has failed, the door becomes the leak, even when the roof above it is fine.

Penhallow Remodeling San Jose is an independent service provider. We are not a Therma-Tru dealer and we are not affiliated with the Therma-Tru brand. We work with Therma-Tru parts because they are good parts, and because enough San Jose homes have them that we keep a working inventory on hand.

Which Therma-Tru Models This Applies To

A finished basement family room with a media wall and wet bar

We install and match Therma-Tru Classic-Craft, Fiber-Classic, and Smooth-Star door system parts, plus the frame, sill, sweep, and threshold components that pair with those units. Therma-Tru doors carry a model label on the hinge edge of the slab, but after a few California summers that label is often faded or painted over. If the sticker is gone, we identify the door by measuring door slab thickness (1-3/4″ on Classic-Craft and Fiber-Classic, 1-3/4″ on most Smooth-Star units) and checking the bottom sweep profile, which differs between series. It matters. A Classic-Craft door bottom is not the same extrusion as a Smooth-Star door bottom, and forcing one onto the other destroys the seal and voids any manufacturer standing behind it.

There is a real OEM-versus-aftermarket decision with Therma-Tru parts, and we try to be straight about it. Therma-Tru’s own replacement sweeps, threshold caps, and corner pads are engineered to the exact profile of their door bottoms. They cost more, and they fit. Generic hardware-store door bottoms are cheap, and they leak within two seasons because they do not match the Therma-Tru weep channels and drainage geometry. In San Jose’s wet winters, that difference shows up fast. We use OEM Therma-Tru parts for anything that has to hold water out. Where an aftermarket part exists that meets the same tolerance and material spec, we will tell you and give you the choice, but our default on exterior seals is OEM. This is not where you save thirty dollars.

One compatibility gotcha that catches contractors and homeowners alike: Therma-Tru changed its sill design several times over the years, and an older Classic-Craft from the early 2000s takes a different threshold cap than a 2018 unit. You cannot identify it by look alone. We bring both profiles on the truck and match at the door.

Signs Your Therma-Tru Roofing Is Failing

  • Water pooling inside the threshold after rain. The adjustable threshold cap has cracked or the corner seal pads have shrunk, and roof runoff is being driven under the door by wind. In San Jose, this shows up most after those December atmospheric-river storms.
  • Visible daylight under a closed door. The door sweep has compressed beyond its recovery point. This is more than a draft problem; it means the bottom seal is no longer ticking against the threshold, and water follows the light inside.
  • The door drags on the threshold in wet weather. Moisture cycling has swelled the door slab or the threshold legs have settled. On San Jose hillside lots with dramatic grade changes, we see this more often, because the entire door frame moves with the soil.
  • Rust stains or white efflorescence at the door corners. Water has been getting past the corner seals long enough to pull minerals from the concrete or corrode the frame hardware. This is a sign the seal has been compromised for at least one rainy season.
  • Interior flooring cupping or darkening near the entry. The door component failed, water tracked in, and it has been wicking into the subfloor. By the time the finish floor moves, the repair is no longer just the door part; it’s the entry flooring too.

Replacement Cost & What’s Included

Therma-Tru roofing-related repairs in San Jose run $470 – $2,125 for component-level work: thresholds, sweeps, corner pads, weatherstripping, and frame collar repairs. Full roof replacement in San Jose runs $9,440 – $23,600, which covers tear-off, underlayment, roofing material, flashing, and cleanup. What drives the range on the component side is whether we’re replacing one seal or a full door bottom assembly, and whether the frame has been compromised by water damage that has to be cut out and rebuilt before the new part goes in. We give you a written price before any work starts, and that number does not change at the door. The parts and labor are one number. If the repair fails inside 365 days, we come back and make it right at no charge under our 365-Day Done Right Promise, in writing.

DIY or Call Us?

You can safely inspect your own Therma-Tru door bottom. Run your hand along the sweep, check the corner pads for cracks, and look for daylight or water trails. That tells you whether the part has failed. What you should not do is attempt a self-repair with a universal door bottom from a big-box store. The profiles do not match, the seal fails, and in a San Jose winter the re-leak damages flooring that costs ten times the part. Adjusting a Therma-Tru threshold is not high-tension or dangerous, but it is finicky, and an over-tightened threshold leg will warp the sill and ruin the door’s drainage plane. Trevor Nash says it plainly: give me the real problem and I’ll give you the real number. Call (669) 274-2362 and we will come out, identify the exact part, and hand you a written price on the spot.
