ViewLux Home Additions & ADU: The San Jose Owner’s Guide
If you’re researching ViewLux as part of a home addition or ADU project in San Jose, the honest answer is this: ViewLux doesn’t make a standalone “part” you can fail and replace the way a water heater or a garage door spring fails. It’s a brand of windows and doors typically specified into larger residential projects, and when one of those components fails inside an addition or ADU, the fix is rarely just swapping glass. It’s usually a framing, flashing, or waterproofing problem behind the unit. A full home addition in San Jose runs $53,100 to $153,400, and an ADU runs $106,200 to $259,600. When a ViewLux window or door fails inside that structure, the repair cost is a fraction of those numbers, but it has to be done right or you’ll be back inside a year with the same leak.
The homeowners who call us usually describe it the same way: a ViewLux slider in their new ADU that’s suddenly stiff, a fixed window sweating between the panes, or a patio door that lets a draft through even when it’s latched. What they’re actually describing is a part that was never seated, flashed, or waterproofed correctly during the original build, or a component that has simply reached the end of its practical life in a coastal-adjacent climate. San Jose’s dry summers and wet winters put real stress on expansion joints and seals. That’s the reality we work with every day.
Which ViewLux Models This Applies To

ViewLux has been specified in San Jose additions and ADUs across several product generations. The most common lines we see are their fixed picture windows, two- and three-panel sliders, and hinged patio doors. Each version uses a slightly different roller assembly, weatherstripping profile, and lock mechanism, and the parts are not interchangeable between generations. The fastest way to identify what you have is to check the corner of the glass for an etched label or look at the sticker on the inside edge of the door panel or window sash. The label will have a series number. If that sticker is gone, a photo of the roller assembly or the lock strike plate is usually enough for us to identify it.
One compatibility gotcha that trips up a lot of San Jose homeowners: the ViewLux sliders installed in early 2010s ADU projects use a single-wheel roller, while the newer units use a tandem-wheel carriage. If you order the wrong one online, it won’t fit the track. That’s a $45 mistake plus a week of waiting for the right part. We’d rather match it on the first visit. We’re an independent service company, not affiliated with ViewLux, so our recommendation on OEM versus aftermarket is based on what actually lasts, not what the manufacturer prefers. For rollers and weatherstripping, we stock quality aftermarket equivalents that match or exceed the OEM spec. For glass units and locking hardware, we lean OEM because the tolerances matter more.

Signs Your ViewLux Home Additions & ADU Is Failing
- Condensation or haze between the panes. This means the insulated glass unit has lost its seal. It’s not a cleaning problem. The only real fix is replacing the glass unit itself, which is a manageable job in a fixed window but more involved in a slider panel.
- Sliding door that drags, sticks, or jumps the track. The roller assembly has worn down or flattened. In San Jose’s dry summer dust, worn rollers grind grit into the track and score the aluminum. Catch it early and it’s a roller swap. Wait too long and the track itself may need replacement.
- Draft around a closed door or window. Weatherstripping on ViewLux units compresses over time, and once it loses its rebound, the seal is gone. That explains both the draft and the higher utility bill in December.
- Water staining on the interior drywall or baseboard below a window. This is the one we take most seriously because it’s usually not the window itself. It’s the flashing or waterproofing detail at the rough opening. The window is fine. The install around it is failing.
- Lock or latch that won’t engage. Often caused by a door panel that has settled slightly out of alignment. It’s sometimes an adjustment, sometimes a lock replacement, and occasionally a signal that the larger door frame has shifted with foundation movement, which is a different conversation entirely.
Replacement Cost & What’s Included

In San Jose, replacing a failed ViewLux roller assembly or weatherstripping kit typically runs $180 to $380 installed. A replacement insulated glass unit for a fixed window runs $400 to $900 depending on size and coating. A full slider panel replacement, if the frame is damaged, runs $900 to $2,400. These are the small-ticket repairs. If the failure is flashing or waterproofing behind the unit, that’s an extraction, re-flashing, and re-installation job that runs $1,800 to $4,500 because it usually involves stucco or siding repair around the opening.
What’s included in our number: the part, the labor, the disposal of the old component, and our 365-Day Done Right Promise in writing. That’s the Penhallow standard. If the repair fails inside the guarantee period, we come back and make it right at no charge. We write the price before we start, and the number on day one is the number on the invoice. No re-quoting at the door. That’s The Kingswell Way, and it’s how we’ve operated since 2004.

There are a few things worth checking before you call. Make sure the track is clean. A surprising number of “broken” sliders in San Jose are just clogged with six months of dust and pet hair. Check the weep holes at the bottom of the track aren’t plugged. Look for an obvious loose screw on the handle or lock. If those checks are clear and the door still drags, sticks, or lets air through, DIY goes downhill fast.
Glass units are heavy and awkward. ViewLux sliders and multi-panel doors get genuinely dangerous when you’re trying to pull a 200-pound panel by yourself. If the issue is water staining below a window, no amount of caulk will fix what’s happening inside the wall, and every rainstorm between now and a proper fix is doing more damage. If you’ve narrowed it down and you’re not sure, call (669) 274-2362 and describe what you’re seeing. We’ll tell you over the phone whether it’s worth a service visit. That costs you nothing.
FAQs

In San Jose’s climate, you can expect 15 to 20 useful years from ViewLux window and door units before the seals, rollers, or weatherstripping start to fail. That’s a good run for any window brand in a region with this much summer heat and winter moisture. Components like rollers and weatherstripping wear faster than glass, but those are consumable parts that can be replaced at a reasonable cost. If your unit is over 20 years old, full replacement is usually more cost-effective than continued repairs. Call (669) 274-2362 and we can give you a straight read on whether yours is worth saving.
Yes, most of the time. Rollers, weatherstripping, locks, and balance mechanisms are all repairable or replaceable without touching the glass or the frame. The exception is a failed insulated glass unit, which has to be replaced as a whole unit. A repair done early is almost always cheaper than a replacement done late. If you’re not sure which bucket your problem falls into, call (669) 274-2362 and describe the symptom. We’ll give you an honest answer before we ever schedule anything.
Most roller, weatherstripping, and lock replacements take under two hours on site. A glass unit replacement usually takes one visit to measure and a second visit to install, with about two to three weeks for the glass to come in. A flashing or waterproofing repair around a window runs one to two days depending on how much siding or stucco work is involved. We’ll give you a defined arrival window when we schedule, and a real person answers our phone (669) 274-2362 if you need to adjust it.
We stock common ViewLux-compatible rollers, weatherstripping profiles, and lock hardware on our service vehicles, so a straightforward repair is often done in a single visit. Glass units and full door panels are order-to-size and take longer. If you send us a photo of the label or the worn part before we come out, we can usually have the right piece on the truck when we arrive. It saves you a second trip and a second appointment window. Call (669) 274-2362 and we’ll talk you through getting us the right photo.
Why Penhallow for ViewLux-Specific Work in San Jose
ViewLux parts are not a specialty item we stumbled into. We’ve been working on additions and ADUs in San Jose since before ADU construction became the default answer to aging-in-place and rental income alike. That work routinely includes identifying and matching window and door components from a range of manufacturers, including ViewLux, KraftMaid cabinets, Cambria and Silestone countertops. The consistent thread is this: we give you a written price before any work starts, our technicians arrive in uniform and are background-checked, and every job carries a written guarantee. Give us the real problem and we’ll give you the real number.
Trevor Nash, our owner, has spent the better part of two decades running remodeling and construction projects across the South Bay, including kitchen and bath gut-jobs in San Jose’s Willow Glen neighborhood that he still considers some of his cleanest finish work. That experience is exactly the kind of thing that matters when a warranty repair on a five-year-old ADU turns out to be a flashing detail that was done wrong from day one. If your ViewLux window or door is the symptom, we’ll find out what’s behind it.
Call (669) 274-2362 to schedule your free estimate. A real person answers, and if the repair turns out to be something small, we’ll tell you that before we ever book the appointment.
