James Hardie Bathroom Remodeling: The San Jose Owner’s Guide

If you’re dealing with a failed James Hardie installation in your bathroom, here’s the straight answer: a full James Hardie bathroom remodel in San Jose typically runs $10,620 – $33,040 depending on bathroom size, tile scope, and how much of the existing waterproofing needs to come out. We stock James Hardie backer board and can usually start within two weeks of giving you a written number. Most San Jose homeowners find out their James Hardie substrate failed because tile started cracking, grout kept staining, or the wall felt soft behind the tile in one specific spot. None of that fixes itself. It gets worse slowly, then suddenly.

Which James Hardie Models This Applies To

In bathroom work, the James Hardie product that matters is HardieBacker cement board, which comes in two thicknesses: 1/4″ for floors and 1/2″ for walls. The 1/2″ board is what you want behind shower tile. If you’ve got a failure behind tile, the old board is usually either 1/4″ board used on walls by a previous contractor who cut a corner, or HardieBacker that was never properly taped and mudded at the seams before tile went up. HardieBacker itself doesn’t rot or break down from water, which is why we install it. What fails is the installation around it: seams not taped, screws overdriven through the board’s surface, or the wrong thinset between the board and tile. If your tile sounds hollow when you tap it or the grout line keeps cracking along one vertical seam, you’re looking at a board-seam issue. Not all cement boards are the same. Some contractors in San Jose use generic fiber-cement underlayment that’s half the price and not rated for wet areas. James Hardie boards carry a specific wet-area rating, and that’s the difference between a shower that lasts fifteen years and one that cracks in three.

OEM vs. Aftermarket: What We Actually Use

For James Hardie bathroom work, the OEM product is HardieBacker. There’s no good aftermarket equivalent worth installing in a shower, and we don’t pretend otherwise. The aftermarket conversation applies to the finish layer instead. We pair HardieBacker with tile from suppliers around San Jose, and we use thinset and seam tape rated for wet-area installation. The board is the skeleton. The waterproofing system around it, which includes seam tape, thinset, and in many cases a liquid membrane over the board, is what actually stops water from reaching the studs. A board rated for wet areas still lets water through the seams if those seams aren’t taped properly. That’s the gotcha. It’s also the most common reason we’re called in to redo a bathroom that’s only five or six years old. We also stock and install KraftMaid and Wellborn vanities alongside the James Hardie substrate, which matters because a remodel only works when the waterproof layer and the cabinets above it are both built to last.

Signs Your James Hardie Bathroom Remodeling Is Failing

  • Grout lines cracking repeatedly along the same seam. This usually means the HardieBacker seam underneath wasn’t taped with alkali-resistant mesh tape before tile went on. Movement at the seam transfers straight through to the tile.
  • Tile sounds hollow when tapped with a screwdriver handle. Hollow spots mean the thinset bond between tile and board has failed in that area. It can hang on for years, but it’s a sign the installation was never right.
  • A soft spot in the wall or floor outside the shower. If you press on tile near the shower curb or bottom six inches of wall and feel give, water has been migrating past the board for a while. The wood framing behind it is swelling.
  • Damp smell that never goes away, especially after showers. Trapped moisture behind tile has no way to dry. By the time you can smell it, the stud cavities are holding moisture.
  • Loose tile near the bottom of the shower wall. Water pools at the base of the shower and wicks up into the board over time. Loose tile at the bottom is almost always a waterproofing failure at the pan-to-wall transition.

Replacement Cost & What’s Included

A freestanding soaking tub in a remodeled primary bathroom

In San Jose, most James Hardie bathroom remodels fall into a few tiers. A small bathroom remodel, which typically means a tub surround or a compact 5×7 bath with HardieBacker replacement, new tile, and a new vanity, runs $5,900 – $14,160. A full bathroom remodel with a larger footprint, full waterproofing rebuild, walk-in shower, and higher-end finishes runs $10,620 – $33,040. What drives the number isn’t the board. HardieBacker is cheap, often under eighty cents a square foot. The real cost is what has to come out and what goes back in: demo, framing repair if water got into the studs, waterproofing labor, tile, fixtures, and the finish work. Every proposal we write for San Jose homeowners names the board, the waterproofing system, the tile allowance, and the labor separately. That way you see exactly what you’re paying for, and the number doesn’t surprise you when the invoice lands.

Bathroom Remodel Scope San Jose Installed Range
Small bathroom remodel (tub surround, new HardieBacker, tile, vanity) $5,900 – $14,160
Full bathroom remodel (walk-in shower, full waterproofing rebuild, higher-end tile) $10,620 – $33,040
Walk-in shower installation only $5,310 – $14,160
Tub-to-shower conversion $4,130 – $11,800

Every James Hardie bathroom project we do carries our 365-Day Done Right Promise in writing. If tile cracks, grout fails, or a seam opens inside the first year, we come back and repair it at no charge. If it fails again after that, the second return visit is free too. That’s not a verbal promise. It’s on paper before the first tool leaves the truck.

DIY or Call Us?

You can safely check a few things yourself. Tap tile with the handle of a screwdriver and listen for hollow spots. Look at grout lines with a flashlight at eye level. Push gently on the wall near the shower base. Those are all safe, and they’ll tell you whether you need us. What you should not do is start pulling tile off a shower wall in an occupied bathroom. Once tile comes off, you’re committed to a full waterproofing rebuild, and a half-done shower wall is a mold invitation. If the failure is behind the tile, the fix is a tear-out and rebuild with HardieBacker, proper seam tape, and a tied-in waterproofing layer. Trevor Nash has done enough of these in Willow Glen to know exactly where the last contractor probably skipped a step, and giving homeowners a written scope before demo day is how we’ve always worked. Give me the real problem and I’ll give you the real number.
