Atlas Roofing: The San Jose Owner’s Guide

We install and service Atlas roofing systems across San Jose, with full roof replacement typically running $9,440 – $23,600 and targeted Atlas roof repairs at $470 – $2,125 depending on what’s failed and how much of the decking needs attention. Most Atlas owners call us because they’ve spotted a leak in the ceiling or found granules piling up in the gutter after a storm. The roof isn’t loud about failing: it shows you small signs for months before water actually gets inside, and catching it early is the difference between a repair and a tear-off.

Penhallow Remodeling San Jose is an independent contractor, not affiliated with Atlas, but we work with their full product line daily and know exactly what each series needs.

Which Atlas Models This Applies To

Atlas builds four main asphalt shingle lines in the US market: Pinnacle, StormMaster, GlassMaster, and the newer Pinnacle Sun. Each uses a slightly different adhesive strip pattern, and that matters more than most homeowners realize. If you patch a Pinnacle roof with a GlassMaster shingle, the seal won’t sit flush and you’ll get wind lift within a season. We match by the bundle label on the original install, if you have leftover bundles in the garage, or by pulling a sample and measuring the exposure. Pinnacle shingles are 36 inches wide with a 5-5/8 inch exposure; GlassMaster runs the same width but a slightly narrower cut.

The OEM-versus-aftermarket question for Atlas is simpler than most: Atlas’s own shingles carry a lifetime limited warranty when installed to their spec, and aftermarket equivalents usually cap at 25 years. The price gap is small enough, usually $12 – $18 per bundle, that we recommend OEM for any repair on a roof with more than ten years of life left. On a roof that’s nearing replacement anyway, an aftermarket match can buy you two or three years without spending for the full tear-off.

Signs Your Atlas Roofing Is Failing

  • Granules in the gutter every time it rains. Atlas shingles shed surface granules as the asphalt layer begins to oxidize. By the time you see bare spots on the shingle face, the UV protection is gone and the mat underneath is breaking down.
  • Shingles that lift at the corners on windy days. The sealant strip Atlas uses degrades faster in San Jose’s hot, dry summers than it does in coastal climates. Once the seal fails, wind gets under the shingle and starts peeling it back.
  • Water stains on the ceiling after a hard rain, not a light one. This usually means the leak is slow and finding its way through a nail hole or a failed pipe collar. The water travels along the decking and shows up far from the actual breach.
  • Curling edges on the south-facing slopes only. San Jose roofs take direct sun on the south and west exposures. If only those slopes are curling while the north side looks flat, the shingles are heat-cooked and the fiberglass mat is losing rigidity.
  • Wet spots in the attic insulation that dry out between storms. You can check this yourself: climb up with a flashlight after the next rain and run your hand along the underside of the decking. Discolored or damp insulation is a leak marker even if the ceiling shows nothing.

Replacement Cost & What’s Included

A dining nook with a built-in banquette

In San Jose, a full Atlas roof replacement runs $9,440 – $23,600. The spread comes from three things: roof size and slope, how many layers of old shingles need to come off, and whether the decking underneath has any rot that needs replacing. A small repair, like swapping a few cracked shingles or resealing a pipe boot, lands between $470 and $2,125. Tile roof repairs on Atlas concrete or clay tile run $710 – $2,950.

Every quote we write includes the shingles, underlayment, fasteners, disposal of the old material, and a written line-item breakdown before we start. You’ll know what the decking replacement contingency looks like too, because if we find rot, we show you before we cut and you approve the number before we proceed. The 365-Day Done Right Promise applies to every Atlas roof we install or repair: if it fails inside a year, we come back and fix it at no charge, and there’s no service call fee on that return visit.

DIY or Call Us?

There are two things worth doing yourself. First, check your gutters after a storm and note how much granule buildup you see. Second, inspect the attic after heavy rain and look for damp insulation. Neither one puts you on a ladder over your head, and both give us useful information when you call.

What you shouldn’t do is walk a pitched roof in San Jose without fall protection. Shingles get slick with morning dew and steep slopes on two-story homes are genuinely dangerous. Roof work also involves nails, sealants, and flashing details that leak worse when done halfway. If you’ve spotted any of the warning signs above, call us at (669) 274-2362 and we’ll take a look. Trevor Nash has been running remodels and roofing projects across the South Bay for two decades, and he’d rather explain what’s happening than sell you something you don’t need.
