Cover Home Additions & ADU: The San Jose Owner’s Guide

Cover home additions and ADU construction in San Jose typically run $53,100 – $153,400, with most of that driven by square footage, foundation work, and how much of the existing roofline you’re tying into. We price these jobs with a written number before anything gets torn open, and we stand behind the finished structure with our 365-Day Done Right Promise. Most homeowners call us after living with a cramped floor plan for years, or after a previous addition started settling at the seam where new framing meets old.

Which Cover Models This Applies To

A second-story addition that matches the existing roofline

Cover builds prefabricated panels and modular components that get assembled on site, which means the “part” that fails is rarely a single piece. More often it’s the connection point where Cover’s panelized wall or roof sections meet the original house framing, or where their standard window packs don’t line up with an older San Jose home’s existing openings. We work with Cover’s panel systems across their ADU and addition lines, including their standard wall panel profiles and roof cassettes. The compatibility gotcha most owners hit: Cover components are engineered to their own load tables, so you can’t swap in off-the-shelf dimensional lumber for a repair without recalculating shear and uplift. That matters in San Jose, where hillside lots and wind exposure add real load to the equation.

When we take a Cover project on, we identify what’s salvageable and what needs replacement by checking the panel labels, the fastener schedule, and the connection hardware. OEM Cover parts carry a spec sheet we can order against. Quality aftermarket equivalents exist for framing connections and flashing, but the panelized sections themselves should stay OEM to keep the engineering intact. We’re an independent contractor, not affiliated with Cover, but we’ve torn into enough of their systems to know what holds up and what doesn’t.

Signs Your Cover Home Additions & ADU Is Failing

  • Gap opening at the addition-to-house seam. Differential settling between the new foundation and the original slab shows up as a widening crack at the interior drywall or exterior siding line. This usually points to soil movement or a foundation that wasn’t sized for San Jose’s expansive clay in areas like Almaden Valley.
  • Sticking doors or windows in the new section. When the addition’s framing shifts even a quarter inch, prehung doors bind and window sashes drag. The cause is often inadequate shear bracing on the Cover panel connections, not the door itself.
  • Water staining at the roof tie-in. The point where Cover’s roof cassette meets the original roofline is the most common leak source. Flashing failures here let water track down into the wall cavity long before you see a drip on the ceiling.
  • Bouncy floor in the ADU over a crawlspace. If the floor deflects when you walk across it, the pier spacing or beam sizing may not match Cover’s original design assumptions. San Jose’s older homes often have crawlspaces with irregular framing that complicates this.
  • Drywall cracks radiating from window corners. This is a classic shear transfer problem through the panelized wall. Small hairline cracks are cosmetic, but diagonal cracks wider than a quarter inch tell us the load path isn’t behaving.

Replacement Cost & What’s Included

Here’s the honest price picture for San Jose. A full home addition runs $53,100 – $153,400 depending on size, foundation type, roofline complexity, and finish level. ADU construction starts higher at $106,200 – $259,600 because you’re building a complete independent living space with its own kitchen, bath, and utility systems. Garage conversions sit at $35,400 – $94,400, which is often the most cost-effective way to add square footage in San Jose’s older neighborhoods where lot coverage limits squeeze traditional additions.

What drives the range: foundation work is the biggest variable. A slab-on-grade addition in a flat area of South San Jose costs less than pier-and-grade-beam work on a hillside lot in the East Foothills. Second, the roofline. Tying into an existing gable is cheaper than re-framing a hip roof to flow into the new space. Third, finish level. Builder-grade drywall and carpet prices differently than a kitchen-grade extension with Cambria quartz counters and KraftMaid cabinetry.

Every Cover addition or ADU project from us includes a written price before work starts, a defined arrival window, and the 365-Day Done Right Promise. If something fails inside that year, we come back and make it right at no charge. That’s in writing, on every job.

DIY or Call Us?

You can inspect the seam between your existing house and the Cover addition safely. Look for daylight coming through, feel for drafts, check for moisture staining. You can also watch how doors behave across seasons. That tells you what’s happening, not how to fix it.

What you shouldn’t do is start cutting into a panelized wall or pulling roof cassettes apart. These are engineered components under structural load. Removing the wrong fastener or leaving a connection unbraced while you work can put the whole section at risk. We’ve seen DIY repairs on Cover panels where the homeowner created a worse shear problem than the one they started with. Trevor Nash has spent nearly two decades running remodeling projects across the South Bay, and the cleanest advice he gives is simple: “Give me the real problem and I’ll give you the real number.” Call (669) 274-2362 and we’ll walk the site with you before any tool comes off the truck.
