Schluter Home Additions & ADU: The San Jose Owner’s Guide
If you’re planning a Schluter-based home addition or ADU in San Jose, the total project typically runs $53,100 – $153,400 for a home addition and $106,200 – $259,600 for a full ADU build, depending on square footage, foundation work, and finish level. We install Schluter waterproofing and uncoupling systems as part of our kitchen, bath, and whole-home addition work, and we’re one of the few San Jose remodelers who can give you a written number before demolition starts. The good news: the Schluter components themselves rarely fail. What fails is almost always the installation around them. That’s the conversation we have most often when a homeowner calls about a cracked tile floor, a leaking shower pan, or grout that keeps crumbling six months after the last contractor left.
Here’s what you need to know about Schluter products in home additions and ADUs across San Jose, whether you’re mid-project, planning one, or looking at a finished space that isn’t holding up.
Which Schluter Models This Applies To

Schluter makes a range of products that show up in nearly every kitchen and bath addition we build in San Jose. The big ones: Schluter-DITRA and DITRA-HEAT (uncoupling and heated floor membranes that go under tile), KERDI-BOARD (waterproof wall panels for showers and tub surrounds), KERDI membrane (roll-applied waterproofing for shower pans and walls), and Schluter trim profiles like Schiene, Rondec, and Quadec that finish tile edges and transitions. If your addition includes a bathroom, a laundry room, an outdoor kitchen, or any tiled wet area, there’s a good chance Schluter is either specified or should be.
Here’s the compatibility gotcha most San Jose homeowners don’t see coming: DITRA-HEAT requires Schluter’s own thermostat and heating cable. You can’t mix in a third-party heating system and expect the warranty to hold or the system to perform correctly. The cable spacing matters too: Schluter specs 3-stud spacing for their heating cables, and running them at a different interval throws off the output. If you bought a house with a heated tile floor that doesn’t heat, that’s the first thing we check. Also, KERDI membrane and KERDI-BOARD are a matched system: the membrane overlaps the board seams with KERDI-BAND. Skip the band and you’ve got a leak path, no matter how good everything else looks.
We’re an independent San Jose remodeler, not a Schluter dealer or affiliate. That matters because it means we’ll tell you when a Schluter product is the right call and when a simpler, less expensive approach does the same job. When we do use Schluter, we install it to their published specs so the manufacturer warranty stays intact.

Signs Your Schluter Home Additions & ADU Is Failing
Schluter products rarely fail on their own. Failure almost always means the installation missed a step. Here’s what that looks like in real rooms:
- Grout cracking repeatedly in the same tile lines. This usually means the substrate (the layer beneath the tile) is moving. If a floor wasn’t properly prepared before DITRA went down, or if the subfloor has too much deflection, the tile moves and the grout takes the damage. In older San Jose homes with wood-framed floors, this is the number one call we get.
- Water staining on the ceiling below a second-floor bathroom. That’s a shower pan or tub surround leak. KERDI is waterproof when seams are lapped correctly with KERDI-BAND. When an installer skips a seam, folds corners instead of using preformed corners, or drives a screw through the membrane below the water line, water finds its way down.
- Heated floor runs warm in one spot and cold in another. This points to a damaged heating cable or an installation where the cable got too close to itself and overheated. Schluter’s thermostat will trip a fault, but the underlying cable problem still needs to be located and fixed.
- Tile edges chipping where they meet Schluter trim. More often than not, the wrong trim profile was chosen for the tile thickness, or the trim wasn’t set into fresh thinset. It’s a finish detail that screams “cheap install” from across the room.
- Efflorescence (white chalky deposit) on tile or grout. Water is moving through the assembly somewhere it shouldn’t. In a correctly waterproofed Schluter shower, water stays in the pan and drains out. When it migrates into the walls or floor, minerals leach out and leave that white crust.
None of these are “just cosmetic.” They’re signs the waterproofing or uncoupling layer isn’t doing its job. The sooner we open it up, the less tile, drywall, and framing gets replaced.

AfterReplacement Cost & What’s Included

The price to fix a failed Schluter installation in San Jose depends entirely on how far the damage has spread. A small shower pan repair where we can replace the KERDI membrane and retile the pan floor runs $4,130 – $11,800. A full bathroom remodel with complete KERDI waterproofing, new tile, and fixtures runs $10,620 – $33,040. If the failure is in a kitchen floor, you’re looking at $16,520 – $53,100 for a full kitchen remodel depending on cabinet line and countertop selection.
Here’s what the number covers, in writing, before we touch anything: demolition and disposal, substrate repair, new Schluter membrane or board installed to spec, tile and grout, trim, the labor, and our 365-Day Done Right Promise. That Promise means if the repair fails inside a year, we come back and fix it at no charge. If we need a second visit to diagnose something after the repair, that visit is free. We don’t charge a re-inspection fee. What drives the range up or down: the size of the wet area, whether the subfloor needs leveling or structural work, tile choice, and whether we’re matching existing tile or starting fresh. Matching old tile is often the single most expensive line item, because discontinued lines aren’t sitting on a shelf anywhere.
Materials are part of the number. We use Schluter systems because they’re proven in wet areas, and we pair them with fixtures from Kohler and Moen and countertops from Cambria or Silestone
Data on KERDI vs DITRA compatibility is available from Schluter’s published technical documents. The short version: KERDI is waterproofing; DITRA is uncoupling and vapor management. They serve different jobs in the same room.
DIY or Call Us?
Waterproofing is one of those trades where the mistake is invisible until it isn’t. You can check the caulk joints, you can feel for loose tiles, you can open the access panel if you have one and look for moisture. But opening up a shower pan, replacing KERDI membrane, and retiling is not a weekend project. If you get a seam wrong, you’ve just built a better-looking version of the same leak. We’ve torn out more DIY shower builds in San Jose than we can count, and the ones that failed usually looked great from the outside.

FAQs

Done correctly to Schluter’s published specifications, KERDI and DITRA installations should last the life of the tile assembly, 20-plus years under normal residential use. The catch is that San Jose’s older stock homes, especially those with wood-framed floors, need proper subfloor preparation first. Deflection kills tile assemblies no matter how good the membrane is. Call (669) 274-2362 if you want us to evaluate your specific floor before you commit to a tile project.
Sometimes. If the leak is localized to the drain assembly or a single seam, we can often open just that area, patch the membrane with KERDI-BAND and KERDI-FIX, and retile. If the failure is widespread, a full pan replacement is usually cheaper than chasing leaks one patch at a time. We’ll tell you which one you’re looking at before we open anything up, and we’ll put the number in writing.
A small shower pan repair typically takes 2 to 3 working days, including drying time between membrane application and tile. A full bathroom with KERDI waterproofing usually runs 5 to 10 working days depending on scope. A full ADU involving Schluter products throughout runs weeks, not days, and we’ll give you a real schedule along with the written estimate. Call (669) 274-2362 for a timeline specific to your job.
We keep the common Schluter items on hand: DITRA and DITRA-HEAT membrane, KERDI membrane, KERDI-BAND in standard widths, inside and outside corners, pipe seals, mixing valves seals, and a range of Schiene and Rondec trim profiles. Specialty widths and profiles we order for the job, which typically adds a day or two lead time in San Jose. We also stock and install products from KraftMaid, Cambria, and Silestone for the surrounding cabinets and countertops.
